    • Physical damage
    • Missing shingles
    • Abnormal wear to shingle stone
    • Appears to be at end of serviceable life
  • Roof drainage systems
    • Gutters
    • Downspouts
  • Visible flashing
  • Roof penetrations
    • Skylights
    • Roof vents
    • Gas appliance vents
  • Method used to inspect roof
    • Ground
    • Ground with binoculars
    • Eaves
    • Walked roof surface – This is not required
  • Chimneys
  • General condition of roof and components as viewed from
    • Attic
    • Readily accessible panels or openings


  • Antennas, satellite dishes, lightning arrestors
  • Interior of framed chimneys
  • Interior of vent systems
  • Chimneys that are not readily accessible
  • Interior condition or leaks in gutter channels (if viewed from ground)
  • Roofs we feel are unsafe to walk on or may cause damage to property
  • Underground leaders cannot be tested for damage or functionality. It is recommended that you consult with the current owner as to any known problems at the time of sale
  • Remove snow, ice or other foreign debris from roof
  • Perform water tests
  • Warrant of certify roof
  • Predict service life expectancy
